Senior Project Manager

Site/Program: Central - Permanent Housing
Location: New York, NY

What You’ll Do

As Senior Project Manager you’ll support all stages of the funding / financing process, including identification of funding opportunities, proforma development and analysis, and preparation of funding applications.   You’ll attend meetings and workshops related to housing finance opportunities and assist in implementing a national real estate development strategy that includes moderate and substantial rehab, new construction, mixed-use, commercial, and assembly of land for future development.

How You Fit In

You’ll be a critical member of the HELP team.  You’re comfortable multi-tasking, taking reasonable risks, and problem solving while working on projects in multiple states. You’re able to manage your own time, take ownership of problem solving, and see the “big” and “little” picture – all while operating in a fast-paced environment.

Your responsibilities will include:

  • Develop and manage project proformas

  • Complete financing applications

  • Create construction budgets and track expenses

  • Assist with creating the project team – architects, contractors, etc.

  • Manage projects from financial closing through final conversion

  • Manage on-site and virtual construction meetings

  • Work with legal counsel on tax abatements and other entitlements

  • Assist HELP’s fundraising departments on social service funding applications

  • Perform preliminary feasibility studies on new projects

  • Assist with preparing reports to funders and to the Board of Directors

  • Assist the Chief Housing Officer with other duties, as assigned, including financing and construction of purpose-built shelters

You’re a good fit for this role if you:

  • Have a passion for creating affordable housing and are willing to work on any and all tasks to complete that goal – from the mundane to the complex

  • Are a creative problem solver capable of fostering cordial and professional relationships with team members from diverse disciplines

  • Have strong analytical and critical thinking skills plus a tolerance for risk and multi-tasking

  • Have a bachelor’s degree in urban planning, architecture, engineering, public policy, finance, or a related field. A Master’s Degree would be even better.

Who We Are

HELP USA was founded in 1986 and has since grown to become one of the largest builders and operators of transitional and low-income permanent housing in the region. To date, HELP USA has developed and/or operates more than 3,000 housing units across the country, which includes 34 residential projects in New York, New Jersey, Nevada, and Pennsylvania.  HELP USA’s affiliate, HELP Development Corp. is responsible for securing and managing government funding and private financing for the agency’s low income and supportive housing projects.
